Why don't the owners you bought your sites off do the developments themselves?

Most people who sell properties, are not in the mindset we are, consequently can’t see the potential of the property they own. Another factor is that, they view development as ‘it would cost money to proceed’.  Not knowing how to utilize the equity they have in the property, stops them from proceeding.

Should I get a company/trust structure set up before I start looking to buy a property?

You can have a new company set up in 24 hours and your trust structure just a couple of days after the company A.C.N. is produced. I don’t have this done till I’ve negotiated on a property to buy.  What I do have to do is to know what type of structure is suitable for me to buy in. Hybrid, Unit or Discretionary are what I use!  I have to have all of this worked through with my Solicitor or Accountant prior to me buying, so I’m ready to proceed when needed.  I don’t spend that money until it’s needed.

What is a realistic timeframe before I can see money coming in from property investing?

This varies from project to project.  This also depends on what strategy I’m looking at doing and in what area.  Subdivision in Cessnock area, I’d allow 6 months after settlement to be have the 2 titles in hand.  Renovations and a quick makeover – this is a much shorter timeframe.

Keep in mind that any property that you sell under the 12 month period your ‘Capital Gains’ will be twice, what it would be, if you held  off selling till after the years up.

Why do you suggest that I work as a part of a team?

For me I gain greater leverage working with a team.  For a team to jell then everyone has to be 110% committed.  Its always good to have others in the team, perform the tasks I’m not strong at.

I have a fear that I’ll be asked a question from a wrapper that I won’t be able to answer?

With all of the 100’s of calls I’ve had from potential wrappers, there’s never been anything I’ve not been able to handle.  If you are in doubt, be honest and say ‘I don’t know on that point, I’ll make enquiries and get back to you.

I’ve got a house and I’ve advertised to wrap it in the local paper.  Help I don’t know what to do next, I’ve already had people start calling?

Always do your due diligence first and know what you are going into.  Patience and knowledge are wonderful tools. If you miss out on a deal, remember that the deal of a lifetime comes every 7 days.

I’ve got no money and what value would I be to a team?

Don’t underestimate your worth!  We all have skills and often we’ve never tapped into them, especially when venturing into a new area like property.  List down your pluses in life, the things that are your asset and go from there?

I’ve been a part of a team for 12 months.  I’m so frustrated, my group haven’t bought a property as yet and seem to be going around in circles?

About ever 3 months a team should re-visit their mission, goals and strategies and question are they on track? Are these strategies too limiting and is what is holding you back as a group?  Does everyone in the group have the same commitment?

I’m a part of a property group.  I do the minutes at every meeting which take me a fair amount of time.  I email them out and there is never any comments or feedback coming back from the group.   Am I wasting my time?

Take it in turns around the group to take the minutes.  By sharing that job then everyone will understand its worth.  Make sure that you put names against/tasks in the minutes.  That way everyone is accountable.

My group is going no where.  No one wants to take the leadership roll?

A ship is no good without a captain.  Look seriously at proceeding.  Have a meeting about this one point.  If no one steps up then maybe that group isn’t on the right path.

I feel that I’m good at all angles of property, why do I need to be a part of a group?

If you are going to do a number of projects that entail, subdivision, wrapping and renovations type strategies, then a fair amount of work is required to do this with ‘ease and grace’.  Look at the time factor for you to do all jobs and your other work commitments and balance out what is right and suitable for you.

I have chosen the area I want to work in to buy.  How do I choose a suitable agent to work with?

When I go to a new area that I want to focus on and do a number of development in, I do the length of the main street and go and introduce myself with my strategy to buy and business card at each R/E office.  One on one I get a good idea of whether I want to work with that person or not in the future.  I look for the long term relationship with my agents.  Would I want to sell via him/her?  Would he/she be out there bringing sites my way? What was my 1st impression when I met them?
